Why new NZ homes overheat (and how to stop yours)

It sounds like a contradiction. New Zealand homes are being built warmer and better insulated than ever, and yet a growing number of them overheat badly in summer, sometimes to the point of being unusable in the afternoon. The causes are almost all design choices, which is the good news, because design choices can be made differently.

Why it happens more now, not less

Better insulation and airtightness are exactly what you want in winter. They keep heat in. The problem is that a well-sealed, well-insulated house keeps summer heat in just as effectively once it gets inside. So the modern envelope raises the stakes: manage the sun and the ventilation well and the house is superb year-round, manage them poorly and the same envelope bakes.

The usual causes

Overheating in new homes almost always comes down to a few things, often together:

  • Too much unshaded glass. Large windows facing west or north-west catch the low, hot afternoon sun and dump it straight into the living spaces.
  • No external shading. Once sun is through the glass, internal blinds are too late, the heat is already in. Shade has to stop it outside.
  • No way to purge the heat. Windows that do not open enough, or no path for air to cross the house, mean the heat that builds up during the day has nowhere to go at night.
  • Low thermal mass. A lightweight interior has little to absorb the daytime peak, so the temperature swings hard.

How to stop it

None of the fixes are exotic, they are just decisions best made early.

  • Get the glazing right. Size and place windows for the view and daylight you need, without over-glazing the hot faces. More glass is not automatically better.
  • Shade from the outside. Eaves and fixed shading sized to the sun's angle let low winter sun in and keep high summer sun out. This is the single highest-value move on most homes.
  • Design in ventilation. Openable windows positioned for cross-ventilation, and a path to let hot air out high and draw cool air in low, let the house purge heat overnight.
  • Use mass where it helps. A well-placed area of thermal mass steadies the temperature through the day.

Why modelling matters here

The reason overheating slips through is that it is invisible on a plan. You cannot see it in a drawing, only in how the building behaves across a year. Energy modelling tests exactly that, running your actual design against the local climate so you can see whether it overheats before it is built, and adjust the glazing or shading while it is still just lines. Under the current H1 pathways, summer overheating is part of what a proper assessment looks at, not an afterthought.

The takeaway

Overheating is not the price of a warm, efficient home. It is the result of getting the sun and the ventilation wrong, and both are fixable at the design stage for very little cost. Deal with them early and you get the best of both, warm in winter and comfortable in summer.
