Ithaca Properties is a Wellington based company that owns a range of commercial properties.

The current tenant for one of the properties was ending their lease so the client approached us to help the owner redevelop the asset to attract a new tenant and generate a higher ROI on the asset. Voxell provided two key services, generation of assets to assist in attracting and acquiring a new tenant followed by documentation and delivery of the proposed redevelopment works.

The property had several constraints that drove the
re-design of the existing and proposed building including existing architecture, access, circulation, parking, light access, ventilation, structure, project budget and planning constraints. The proposal redesigned the two street facing facades, along with updates to the internal layout and minor structural changes to improve light access to the lower floors.

The new design enhanced the layout to give new tenants more efficient use of the space and a more modern, workplace that could be utilised as an office or retail solution or both.

The overall solution has been bought together in a 3D BIM model that enabled improved project visualisation for stakeholder and new tenant buy-In, faster decision making and better coordination for resolving complex design issues priority to planning approval - things that will ultimately save the client time and money long term. The BIM model will also be used for consultant coordination during construction.

The construction documentation for this project is intended to proceed in 2019.
