Guff Management is a property development company that was established to support the rising demand for new housing in New Zealand. The client’s proposed development lies within a suburban area in Lower Hutt with homes predominately built in the1960’s. Voxell was engaged to lead the design team, overseeing the urban design and architectural strategy for the project.

The design was considered from several perspectives, the vision to deliver a modern, connected new neighborhood in Lower Hutt and address the developing needs of the housing market coupled with the key constraints around an intensified scheme plan for things like privacy, security, open space, access, buildability, sale price, maintenance and spatial requirements. The project team managed to address these effects by developing a design that was well considered through the use material finishes, layout and variation in architectural form.

The overall solution was bought together in a 3D BIM model that enabled improved project visualization for stakeholder buy-In and coordination for resolving complex design issues priority to planning approval, ultimately saving the client time and money long term.

Volumeric Function

Looking at the brief, we assessed the overall volume of the space against the requirements to determine what the height would be if the whole site was developed.

We determined the structure would be approximately four storeys.
